The Home has three levels. On the primary level, you will find the main living area, dining, and kitchen. There is also a kitchenette perfect for entertaining in the basement. There are also 3 king rooms on the main floor, two of which have their own en-suite full bathrooms. Upstairs you will find the master suite and master bathroom. There is also a large bedroom upstairs with 3 twin beds and an en-suite bathroom. Finally, you will find the secondary living area in the basement, perfect for lounging, watching TV, or enjoying the wood burning fireplace. Our home also has several outdoor patios and seating areas to enjoy the large oak trees overhanging the property. Events: We welcome all sorts of events from weddings, funeral receptions, birthdays, graduations, baby showers, and more! Our property can comfortably host up to 75 people. Please note, we do usually charge an event fee depending on the size and scope of the event, so please reach out to the host for more info. Pets: At the moment, we do allow small dogs under 25lbs and charge a fee of $100/dog. If you wish to bring a larger dog, that may be arranged, but you must get approval from the host as they may only be allowed to access the basement area since there are no hardwood floors to worry about in the basement.

Other Details to Note

If you do decide to stay at our lovely home, you will be sent a check-in link from our third party servicer where we will collect the following fees separately after you book: 1) Refundable Security Deposit - $500. We recommend paying this with a credit card since it will only be a hold placed on your card during your reservation. If you pay with a debit card or direct ACH transfer, the money will be withdrawn from your account 3 days before check-in and refunded 3 days afterwards upon successful inspection of the premises. 2) Early Check-in/Late Checkout - You will have the option to request these services through your pre-checkin link after booking, but they are subject to our approval and our cleaners availability. We usually charge $35 for a 1-hour Early Checkin/Late Checkout and $45 for a 2-hour early checkin/late checkout 3) Pets - We welcome dogs under 25lbs for a fee of $100/dog charged after booking. Larger dogs must be approved by host on a case by case basis. Since this is a historic luxury home, we want to make sure we can accommodate you and your pets needs! Here is a full copy of our rental agreement, which you will be asked to electronically sign after booking: Thank you for choosing our home for your vacation. We look forward to hosting you! Below you will find the Rental Agreement and all House Rules related to our property. YOU MUST SIGN THIS DOCUMENT BEFORE YOU WILL BE GIVEN ACCESS TO THE PROPERTY. Once you have electronically signed and submitted this form, you will be automatically sent your door code for entry. Your booking is not complete until this agreement is signed. GUEST RESPONSIBLE FOR CONFIRMING BOOKING DATES ACCURACY: It is the Guests responsibility to confirm that their reservation dates are correct and accurately reflected on their booking confirmation through their booking platform and/or email confirmation. Any discrepancy must be resolved by the guest. No refunds or exceptions to the cancelation policy will be made for incorrect dates. MAXIMUM OCCUPANCY: The maximum number of overnight guests for this property is limited to what is stated on the listing. Maximum occupancy refers to any and all persons both visiting and staying overnight at the property. This includes vendors, visitors, or any person not listed and disclosed on the booking. If GUEST exceeds the maximum occupancy or does not accurately state in their booking request the number of guests on the premise, GUESTS and any and all of their guests are subject to immediate removal and forfeiture of their security deposit and rental payment. Any exceptions, such as events, weddings etc... to this rule require prior approval by the Host in writing. The Host has the right to request an additional fee depending on the circumstances. EARLY CHECK-IN/LATE CHECK-OUT Guests understands that all early check-in/late checkout requests are subject to cleaner availability and host approval. Guests agree to pay all early check-in/late checkout fees immediately upon approval from the host. If the guests enter the property early without gaining permission from the host or making appropriate payment, they agree to be charged double the appropriate early checkin/late checkout fee. WEDDINGS/EVENTS: All weddings and events will be subject to approval and different pricing requirements depending on the nature and size of the events. Please reach out to host before booking for approval and pricing details. If you book before asking for approval to host an event, you are not guaranteed approval and will not be refunded if your reservation passes the designated cancelation period set forth in your booking. All weddings/events must be approved beforehand in writing by the Host. Host has the right to set additional requirements and rules based on the nature and size of the event. SMOKING: This is a NON SMOKING property. No smoking is allowed inside of the accommodation whatsoever. Any GUEST or related person not adhering to the No Smoking policy will result in automatic forfeiture of security deposit and/or $1000 smoke remediation fine. PETS: Dogs under 25lbs are permitted at this property up to 3 per reservation at $100/dog. Larger dogs must be approved on a case by case basis. Any pets brought onto the premises without prior consent/payment will be subject to a $1000 fine per pet. RESERVATION/DAMAGE/SECURITY DEPOSIT: A Damage/Reservation deposit of $500 may be required. This must be received/authorized within 24 hours of booking the reservation. Deposit will be held in either an interest bearing or non-interest bearing account of the HOST choosing. The damage/reservation deposit automatically converts to a security/damage deposit upon arrival. The security/damage deposit is NOT applied toward rent; however, it is fully refundable within 3 days of departure (outside of processing time), provided the following provisions are met: No damage is done to property or its contents, beyond normal wear and tear. No charges are incurred due to contraband, pets, smoking, or collection of rents or services rendered during the stay. No excessive cleaning required. All debris, rubbish and discards are placed in the dumpster and soiled dishes are cleaned. No excessive utility charges are incurred. No linens/towels are lost, stolen, or damaged. The Beach Keycard is returned and accommodation is left locked. The GUEST (or any of GUEST’S visitors) is not evicted by the HOST (or representative of the HOST), or the local law enforcement. The property is left free of smoke/cigarette/vape smells and residue PAYMENT: There will be no negotiating of rental price with HOST after booking has occurred. For dispute resolution or refund, the Resolution Center through the appropriate booking platform or the like will be the GUEST’s sole remedy in regards to this agreement. LIST OF ITEM REPLACEMENT COSTS: The GUEST agrees to pay the following standard price for the replacement of the following items. Please note that many of the products we use are more expensive and of higher quality than many of the average products used typically in other short term vacation rentals. If any of the below items are damaged, the HOST has the right to request their replacement at the following values. All other items are subject to be replaced at fair market value.
